Get Apartment Promises in Writing Before Signing

Lease decisions

Turn tour conversations about repairs, pricing and features into specific terms you can check.

Identify promises that affect the decision

During a tour, note anything that matters to your choice: a particular apartment, appliance replacement, repair, parking space, included service, or concession. Separate a firm offer from an estimate or a salesperson's expectation.

Ask who can approve the promise and which document will record it. A friendly explanation helps you understand the offer, but it does not resolve an inconsistency with the final lease packet. Do not wait until moving day to discover that the office interpreted the conversation differently.

Make each item specific

For a repair, identify the location, work, completion date, and what management proposes if it is delayed. For a charge, state the amount, frequency, and condition. For a feature, specify whether it belongs to the actual unit, the model, or a planned upgrade.

If an offer changes, request a corrected written quote and documents. Do not make your own edits to a signed packet and assume the other party has accepted them. Keep the agreement and approval together.

Read the final packet against your notes

Compare every material promise with the final lease and addenda before signing. Ask about an entire-agreement clause or any term that appears inconsistent with a written promise. Seek legal advice if you need to know whether a disputed representation is enforceable.

The Texas State Law Library describes leases as contracts and notes that terms can be negotiated before agreement. The FTC also cautions rental businesses against misleading claims about property conditions and services. Neither source guarantees the outcome of an individual dispute. Your practical safeguard is a clear, approved written description of what you are accepting, retained with the complete lease rather than scattered across an agent's temporary messages.
