A Renters Insurance Checklist for Texas Apartments

Lease decisions

Compare belongings, liability, temporary housing and exclusions, then meet any documented lease requirement.

Separate your policy from the building policy

The Texas Department of Insurance explains that landlord insurance does not cover a renter's belongings. Renters policies typically include personal property, liability, and additional living expenses after a covered loss. Your policy determines limits, exclusions, and eligibility.

Ask whether the lease requires coverage, which type, the required limits, start date, and proof process. Do not assume a liability-only product also protects furniture, electronics, or clothing. Request the actual coverage documents before comparing prices.

Compare more than the premium

Make a belongings inventory and estimate replacement cost. Ask about replacement-cost protection versus payment based on depreciated value. Check the deductible and special limits for expensive items, work equipment, or collectibles.

Ask how the insurer treats roommates and whether separate policies are needed. One resident's coverage should not be assumed to protect everyone in the apartment. Get an answer based on your actual household and the policy's named insureds.

Read exclusions and retain access

TDI says renters policies generally do not cover flood losses. Ask about separate flood coverage if needed, and distinguish flooding from other water damage. Do not assume every event involving water is covered in the same way.

Confirm temporary housing benefits, limits, and triggers. Save the policy, inventory, photographs, and claims contact where they remain accessible if the apartment or phone is damaged. Update the address and dates when moving or renewing. Insurance is not a promise that every loss will be paid. A useful comparison ends with coverage you understand and evidence that the lease's actual requirements have been met.

Ask how to submit updated proof at renewal, and retain confirmation that management received it.
