Deposit disputes are decided by evidence. The photo method that turns arguments into short email exchanges.
Use the questions below for the exact unit and dates you are considering, and record any point management has not confirmed.
Why does the photo record matter?
The State Law Library explains deposit-return rules, including surrender, written forwarding-address requirements, deductions and accounting qualifications. Consult the full guidance rather than calculating a disputed deadline from moving day alone.
The Texas State Law Library's deposit guide explains the timeline, the itemization requirement, and your options if a landlord keeps money improperly. Read it before you move out, not after the deduction letter.
How do you photograph systematically?
Shoot after your final clean, in daylight with lights on: every wall, floor, and ceiling, inside appliances and cabinets, bathroom fixtures, windows, blinds, and any area the move-in report flagged.
Take a slow video walkthrough as well, narrating room names and the date. Close-ups, wider shots and dated records can add context, but media alone may not settle a dispute.
What cleaning standard does your lease require?
Read the lease's actual cleaning and move-out requirements. Do what the lease actually lists rather than guessing.
Ask which work management expects and which changes you are allowed to make. Do not alter safety equipment or assume a repair prevents every deduction.
Did you close out in writing?
Return every key, fob, and permit with a dated receipt or written confirmation, and provide your forwarding address in writing, and retain evidence of both surrender and the forwarding-address notice.
Keep the photo set, the move-in condition form, and all correspondence until the deposit settles. The Texas Attorney General's renter page covers your options if a deposit is withheld unfairly.
