Free Rent and Concessions: Read the Conditions
Published by Apartments Texas · Updated
Turn the promotion into a payment schedule and check when a discount could become repayable.
Translate the headline
Ask whether the concession is a rent credit, waived charge, gift, or reduction spread over the term. Record the value, qualifying apartment, and when it applies. One month free does not explain your actual payment schedule.
Keep standard monthly rent separate from an advertised effective figure. You may owe normal rent in most months even if the overall term includes a credit. Ask for the schedule rather than dividing a promotional total yourself and assuming those are the installments.
Check every condition
Review lease length, signing deadline, move-in deadline, and eligibility. Ask whether early termination, transfer, missed payment, or another event could require repayment. Read the concession addendum before treating the discount as unconditional.
Confirm that the final signed documents contain the same amount and dates. Retain the written quote if marketing changes during the application. Ask which offer applies to you rather than relying on a screenshot without its terms.
Compare the whole term once
Add scheduled rent for the term, subtract the confirmed concession once, then add mandatory recurring fees. Show deposits and upfront cash separately. Do not subtract a credit again if it is already reflected in an effective-rent figure.
The FTC advises rental businesses to avoid misleading prices and disclose mandatory fees prominently. That supports asking for a complete breakdown, not assuming every promotion follows the same calculation. If the condition is unresolved, compare the apartment without the uncertain discount until written terms arrive. A concession is useful only if its timing and conditions fit the stay you actually expect to complete.
Save that schedule with the concession agreement for later reconciliation.
