Applying for an apartment without rental history
Published by Apartments Texas · Updated
Ask how first-time renters are evaluated and prepare accepted alternatives without inventing a rental record.
Ask what "rental history" means here
Request the community's written qualifying criteria and ask how it evaluates an applicant who has not previously held a lease. Living with family, owning a home and living in student accommodation are different situations; explain yours accurately.
A property may have a defined alternative review, or it may not. Ask what evidence is accepted before paying. This article does not promise a no-history exception or suggest that every community follows the same process.
Prepare relevant evidence, not a fictional reference
If alternatives are accepted, ask for an exact document list and any reference requirements. Do not list someone as a former landlord when they were not. A truthful explanation is more useful than a rental history that cannot be verified.
Keep contact details current and tell legitimate references they may receive a verification request. Do not share their private information with an unverified rental contact.
Compare the terms of conditional approval
If the property offers a different approval arrangement, ask for every additional requirement and charge in writing. Separate a guarantor requirement, refundable deposit and recurring cost rather than treating them as one hurdle.
Read the application conditions before submitting. If screening-report information contributes to an unfavorable decision, the CFPB resource explains relevant notice and report-access rights. Lack of rental history and an inaccurate report are different issues, so investigate the actual reason.
