How to read apartment rental qualifying criteria before applying

Applications

Published by Apartments Texas · Updated

Turn the property's screening criteria into a short list of answered questions before paying an application fee.

Ask for the version that applies to your application

The Texas Apartment Association advises applicants to know the owner's rental qualifying criteria before applying. Request the current document for the community and application type you are considering. Save it with the application date. A general advertisement is not a substitute for written criteria.

Read the full document, including notes about additional applicants, guarantors and conditional approval. If the criteria refer to another policy, request that policy too. Missing pages can hide the question that matters most to your household.

Translate unclear language into specific questions

Mark each requirement as understood, unclear or needing an alternative document. For example: "Does this income calculation include the sources I plan to document?" and "What rental-history evidence is accepted if I have not rented in the United States?" Ask about your actual situation without assuming an exception will be granted.

An employee's willingness to answer questions is not approval. Keep the distinction clear: you are checking whether to apply, while the property will still evaluate the complete application.

Decide before spending on multiple applications

If the answers indicate a clear mismatch, pause and compare other communities before paying another fee. If the answers remain ambiguous, ask for a written explanation rather than inferring acceptance from a tour or a friendly conversation.

Keep your comparison fair: record the criteria, fees and documents required for each property independently. Do not claim you meet a requirement you cannot document. If you believe a criterion or decision is unlawful, consult a qualified housing resource rather than treating this checklist as a legal determination.
