Breed lists, pet rent, and deposits live in the addendum, not the listing. The pet questions to ask before you sign.

Use the questions below for the exact unit and dates you are considering, and record any point management has not confirmed.

What does the complete written policy say?

Ask for the full animal policy, including breed and weight limits, how many pets are allowed, and whether rules differ for cats and dogs. Request any animal addendum before signing.

List every charge separately: pet deposit, nonrefundable pet fee, and monthly pet rent, and ask whether fees apply per pet or per household.

Is there a screening or registration process?

Ask whether the community requires a pet screening, profile, or registration before approval, what it involves, and what it costs.

Ask how long the process takes and complete it early, so a paperwork delay does not hold up an otherwise approved application.

Do you know the assistance-animal distinction?

HUD distinguishes assistance animals from pets and explains reasonable-accommodation requests. If this applies to you, consult that guidance rather than assuming ordinary pet charges or restrictions settle the question.

HUD's guidance explains what documentation a housing provider may and may not request. If this applies to you, read it before the conversation so you know where the lines are.

What are the day-to-day rules?

Ask where pets may walk, whether there are relief areas and waste stations, and what leash rules apply in shared spaces. These details decide whether the property fits your routine.

Ask how barking or noise complaints involving pets are handled, so you know both your obligations and your protection if a neighbor's pet is the problem.
