How to Check Internet Options Before You Rent an Apartment

Internet is a utility now. Check providers, speeds, and building rules by address before you sign a lease.

Use the questions below for the exact unit and dates you are considering, and record any point management has not confirmed.

Which providers serve the exact address?

Coverage varies street by street, so check by the full unit address rather than the ZIP code. The FCC's National Broadband Map shows which providers report service at a specific location and at what speeds.

Note the connection types available, such as fiber, cable, or 5G home internet, and match them against your needs, especially if you work from home or stream heavily.

How do you compare the plans?

Look for the provider's broadband consumer label and review its price, introductory terms, speeds, data allowances and fees. The FCC explains these labels in its linked resource.

Compare the all-in monthly price after promotions expire rather than the teaser rate, and check equipment rental and data overage fees, where budgets tend to break.

What building rules limit your choices?

Ask the property directly whether it has a bulk agreement or exclusive wiring deal, and whether any mandatory technology fee applies. Get mandatory fees on the written fee sheet.

Ask where equipment would be installed, whether the unit is pre-wired for a specific provider, and whether you may run new cable or mount equipment if you choose a different one.

Did you test on site before committing?

Check your phone's signal inside the actual unit during the tour, since reception matters if you ever rely on a hotspot backup.

If internet is critical to your work, ask a current resident what they use and how it performs in the evening, at the times you expect to use the connection.
