Gym and Pool Questions to Ask Before You Sign
Published by Apartments Texas · Updated
Amenity photos are marketing. Hours, crowding, and maintenance decide what the gym and pool are actually worth.
Use the questions below for the exact unit and dates you are considering, and record any point management has not confirmed.
Do the hours match your routine?
Write down when you would actually use the gym or pool, then ask for exact hours, including whether they change seasonally or on weekends.
Ask about guest policies and reservation systems, since limits on guests or required booking change how usable the amenity is for you.
How crowded does it get when you would go?
If you can, visit the gym or pool at the time you would normally use it and count people against machines, lanes, and chairs.
Ask the agent and, if you meet one, a resident how busy peak times get. Ask specifically about the times on your own list rather than busy periods in general.
What does the maintenance actually look like?
Look past the surface: check equipment condition, rust, frayed cables, and out-of-order signs. Ask how often equipment is serviced and how long repairs typically take.
For pools, look at water clarity and the condition of the deck, and ask about seasonal closures and cleaning schedules.
What does the amenity really cost you?
Add any amenity fee to the rent before comparing communities, and ask whether the fee is optional or mandatory.
Compare the total against alternatives like a standalone gym membership, and get fee terms in writing. Compare the final lease and addenda with the quoted arrangement and resolve differences before signing.
